    Primus Senior Living and HDFC Capital have partnered to establish a ₹2,000 crore platform to build institutional-grade senior living communities across major Indian cities. The deal represents the largest institutional investment initiative created specifically for India’s senior living market.

    Key Highlights of the Strategic Partnership

    • Development Target: The platform will build age-friendly, institutional-quality housing communities across six major cities, offering both ownership and rental-led models to provide flexible living options for seniors without homeownership burdens.

    • Capital & Backing: HDFC Capital (the real estate private equity arm of HDFC Bank managing over $4.5 billion) brings patient long-term equity capital. Primus Senior Living is backed by venture capital firm General Catalyst and entrepreneur Nikhil Kamath.

    • Current Operational Footprint: Primus operates and develops communities in Bengaluru, Chennai, Hyderabad, Mumbai, and Kolkata.

    1. Massive Demographic Shift: India’s senior citizen population is projected to swell to 346 million by 2050.

    2. Severe Sector Underpenetration: Organised senior living penetration in India stands at just ~1.3%, compared to 6% in more mature global economies.
